1. Meet With Heidi

2. Discuss with Heidi

  • Financing - Down payment, Mortgage information, How much can you afford?
  • Housing Requirements - # of Bedrooms, Bathrooms, Square footage, Location?
  • Timeline - By what date will you be able to purchase a home?

3. Start Previewing Homes & Meet with Loan Consultant

  • Review Listing
  • Drive-by Potentials
  • Identify Properties of interest
  • Lender of Your Choice

  • Determine your Purchasing Power

4. Find the House You Want

  • Arrange a personal tour of each potential home with Heidi
  • Decide on which house(s) you want to submit written offers on

5. Heidi Writes the Offer to Purchase

  • This written offer includes:
    • Offered Price
    • Length of escrow period
    • How much of a down payment you will make
    • Any necessary inspections or contingencies
  • There will be an 'earnest money deposit' of $500-$2,000 due at this time. This money is deposited into escrow once the offer has been accepted and applied towards your closing cost

6. The Buyer/Seller Negotiation Process

  • Heidi presents the offer to the listing agent. This is the time period in which any counter offers or addendums are produced. Once both parties are satisfied with the terms of the contract an accepted offer is in place and the final contract is signed.

7. Title Company Issues Escrow Instructions

  • Designating contractual agreements of purchase price, contract terms, lender, time and date of ownership transfer.
  • The title and escrow company serve as the third party handling funds and all title issues.

8. Once this process is completed...

  • Heidi says, "Congratulations, you are now a homeowner!"
